Down payment starts at 10% for most construction loans and could be higher in certain circumstances. Spec loans are available on a limited basis to contractors including some private money. HOT program is our owner builders loan. Most lenders do not allow owners to be involved in the actual construction. We have several loan programs that will even offer some help and contractors can also be owner-builder. It's a great loan.
